Spain Residence by Investment Program Requirements

The Spain Residency via Investment Program requires foreigners to invest in real estate, a business venture, company equity, bank deposits, or government bonds

Candidates must meet one of the following investment options:

  • € 500,000 (one or more properties) investment in real estate worth
  • Establishing a business venture recognized as being of ‘general interest’
  • Investors must deposit funds in a Spanish financial institution or acquire company equity valued at a minimum of € 1 million
  • Investors must invest in government bonds valued at a minimum of € 2 million
Process and Time Duration of the Spain Residence by Investment Program

Applicants must submit official documentation, pay fees, and provide relevant records to the scheme. Visas are typically granted after a 20-day evaluation period and initially remain valid for two years, with the option to extend for five years if the candidate continues to meet the minimum investment criteria in Spain.

The application process involves two steps:
  1. Initially, candidates apply in their country of origin for a Spanish residency permit that allows them to live and work in Spain for twelve months.
  2. Subsequently, candidates apply for a Spanish residency authorization. If they enter Spain on a regular visitor visa, they can directly apply for the residency authorization, bypassing the first step.

The residency permit applies to the main investor, spouse, or partner (including unmarried or same-gender partnerships) and all financially dependent children. While there is no mandatory residency requirement to maintain the residency status, obtaining the initial residency permit requires a trip to Spain

Citizenship

Residents can only pursue Spanish nationality after residing in Spain for ten years. However, Sephardi Jews and citizens of Equatorial Guinea, Latin America, and the Philippines qualify for Spanish citizenship after just two years of residency. Most foreign residents are subject to limitations on dual nationality.
